EASY 4 STEP PROCESS...

  STEP 1: QUALIFYING

After making contact with me, I will need to get some basic information about you and your current situation. I do run a credit report on you to verify that you are not in a current bankruptcy and that you do have some good accounts in addition to any problem accounts. If you do have massive problems on your repot, your spouse's credit can be used instead. I have many ways to help you with owner financing as long as you are not in current bankruptcy.

If you have a recent tri-merged credit report with all three scores on it, I can use that, otherwise I must run it myself at the clost of $25.00 for borrower & $5.00 for each additional borrower. You must have a minimum of 5% down, although 10% is preferable on all programs, payable at the closing of the purchase transaction. If you have $2,500 you qualify for a $50,000 home. $20,000 qualifies you for a $400,000 home. You get to tell me what you want as far as a down payment and monthly payment. In addition to the down payment you should have about 3-4% for closing costs.


  STEP 2: CHOOSING YOUR HOME

I take the criteria of your dream home and search all the homes that fit that description from the available homes for sale in the area you want to live in. I then arrange to show you the homes through a contracted Real Estate company. If you already have a home selected that you want me to try to get for you, I can do that also. Once you have chosen the home you want, I'll approach the owner of the home and negotiate a cash price for the home. If I can arrange the proper amount of discount on the purchase, I'll then let you know I'm ready to purchase the home and resell it to you.


  STEP 3: ARRANGING THE CLOSING

I will then complete the Offer and Purchase documents with you. You will be required to place an earnest money deposit with a local Title Company/Attorney. I'm putting my name on a contract and using my funds for a home you wanted. I do need some kind of re-assurance that you are serious about purchasing the home and won't back out at the last minute. After all, this is the home you wanted.

I'll give you the name and number of either the Real Estate Attorney or Title Company we'll use for closing. You'll be given a receipt and if for any reason I am not able to get the house you wanted, I'll return your earnest money deposit or hold onto it, if you want me to find another home for you.

I'll arrange to close usually within 30 days from the time you sign the Purchase Agreement with me. I'll do all the closing arrangement with the Attorney/Closing Agent. Your down payment minus the earnest money is required in the form of a cashiers check from your bank to the title company/attorney on the day of closing.


  STEP 4: MOVING INTO YOUR NEW HOME

Congratulations!! You can begin moving into your new home.
